Treat the Cause, Then the Crack
Concrete repair in Goodyear mostly involves slabs that have been in place 15 to 25 years. Point2Homes, summarizing Census data, shows 38.5% of the city's homes were built in the 2000s, so a big share of local driveways, walks and patios are now middle-aged. Many are still structurally fine and need only sealed cracks, a raised panel or a new surface. Others have trouble underneath that a patch cannot solve. At the estimate, sorting one from the other is our job.
Common reasons local concrete fails
- Wet ground under an edge: sprinkler lines, downspouts and monsoon runoff soak the soil, the base softens and the slab drops or breaks.
- Too few joints: with joints spaced too far apart, a slab cracks wherever it wants, often diagonally off a corner.
- A weak top layer: concrete that dried too fast on pour day can flake and dust years later.
- Too much weight: a 4-inch driveway under a heavy RV or delivery trucks cracks through its panels.
- Roots and uneven support: roots push sections up, and a slab resting partly on caliche and partly on loose fill settles unevenly.
The repair toolbox
- Crack filling: cleaning out cracks and filling them with a flexible or rigid material; HomeGuide lists $0.50 to $3 per linear foot.
- Resurfacing: a thin cement-based overlay on a sound slab with flaking, stains or old patches; HomeGuide gives $3 to $7 a square foot for basic overlays and $1,200 to $2,900 for a two-car driveway.
- Leveling: pumping material under a sunken panel to raise it; HomeGuide puts mudjacking at $4 to $9 a square foot and polyurethane foam at $8 to $25.
- Panel replacement: sawing out broken sections, fixing the base and pouring new concrete doweled to the panels that stay.
- Sealing: a penetrating or film-forming sealer to slow water entry and wear, about $1 to $3 a square foot per HomeGuide.
Where repair ends and replacement begins
HomeGuide's resurfacing guide gives a useful dividing line. Light flaking and cracks under roughly 1/4 inch on a stable slab are good repair or resurfacing candidates. Big cracks, crumbling, spalling or movement in the slab call for replacement. The same guide notes that if an overlay would have to be thicker than about 2 inches to even out the surface, replacement makes more sense. Cracks wider than 1/4 inch in or near a house foundation can signal a structural problem; in that case, have a structural engineer look before anyone patches it.
Reasons to call sooner rather than later
- A crack that grew noticeably over one summer or one monsoon season
- A crack with one side raised, making a trip edge
- Water standing on a slab that used to drain
- A walk or patio that has sunk away from the house
- Flaking, pitting or bare stone over a wide area
- A gap opening where the driveway meets the garage slab
Keeping the damage from coming back
Part of each repair visit is finding the source. It might be a sprinkler head spraying the slab edge, a downspout that dumps onto the concrete, a strip of rock graded the wrong way, or panels that needed more joints. Fixing the water problem often matters more than which repair product we use.
How long each fix lasts
HomeGuide estimates 8 to 15 years for resurfaced concrete before it needs attention again, and 5 to 7 years for mudjacking where drainage is good. A replaced panel on a properly prepared base should last like any new slab. We explain which option gives the most life for the money in your situation.

Repair Steps
1. Diagnose
We read the crack pattern and check the base, drainage, sprinklers and loads to learn why it failed.
2. Recommend
You get the repair that fits, with a replacement price beside it when the two are close.
3. Fix
Cracks are filled, panels lifted or replaced, or the surface is prepped and resurfaced.
4. Protect
Sealer where it helps, plus irrigation or drainage changes so the damage does not repeat.

Concrete Repair Questions
Resurface or replace my driveway?
Resurface if the slab is stable and the trouble is on top: flaking, stains, small cracks. Replace if panels have dropped, cracks are wide or offset, or the concrete is crumbling. HomeGuide uses about 1/4 inch as the rough crack-width cutoff.
Can sunken concrete be lifted?
Often. Mudjacking grout or polyurethane foam is pumped beneath the slab to raise it to grade. It suits panels that are intact but have dropped; badly broken panels are better replaced.
Will the repair be visible?
Usually. Filled cracks show up close, especially on colored or stamped concrete. Resurfacing hides old repairs under a new, uniform surface if looks matter.
Are hairline cracks in a patio a concern?
Fine hairline cracks are common as concrete shrinks and are usually cosmetic. Keep an eye out for cracks that widen, let water in or develop a raised side; those are worth having checked.
Do you fix house foundations?
No. We repair flatwork: driveways, patios, walks, pool decks and slabs. If cracks or movement point to the house foundation, we will recommend a structural engineer or a foundation specialist.
