Updating Concrete on Forty-Year-Old Homes
Glendale is a city of about 248,000 people, and its homes are older than most of the West Valley, which is what concrete contractors in Glendale see first. Point2Homes' census summary puts the median year built at 1986, with 23.4% of homes from the 1970s and 22.8% from the 1980s. Concrete poured then has had forty to fifty summers. Much of it still works, but a lot of it is due for replacement, so a driveway or patio is often part of a larger home update.
Original pool decks
Where a home from that era has a pool, the deck around it may well be original. Common problems include cracks radiating from the corners, a deck that has settled away from the coping, and old textured coatings that have worn thin. Options range from repairing and recoating sound concrete to removing the deck and pouring new. If the deck has dropped away from the pool edge, replacement is usually the answer. We check how the deck slopes and where water goes before suggesting either.
Driveways and approaches
Older driveways tend to be narrower than today's, often sized for two smaller cars. When we replace one, many owners add width. Blocks near the 1895 townsite William John Murphy platted between 55th and 59th avenues follow an older layout than the newer subdivisions. We measure carefully and confirm what the city requires for work near the street.
Patios and the stamped option
A 1970s or 1980s back patio is often a plain slab under a covered roof, sometimes cracked across the middle. Rebuilding it is a chance to go larger and to choose a finish. Stamped concrete in an ashlar slate or flagstone pattern is popular, and lighter integral colors keep surface temperatures more comfortable. We seal stamped work after curing and explain how often to reseal.
Newer Glendale too
Not all of Glendale is older. Arrowhead Towne Center opened in 1993 and, with the Arrowhead Ranch area, made the north side a hotspot for new housing, and 21.3% of the city's homes date from the 1990s. Those owners usually ask about patio extensions and driveway widening rather than full rebuilds.
Old coatings and painted concrete
Many older Glendale patios and pool decks carry layers of paint, acrylic coatings or textured overlays applied over the decades. When those start to peel, the concrete underneath can look worse than it is. We test a small area to see whether the coating comes off cleanly and whether the slab below is sound. If it is, removing the old layers and applying a fresh, breathable finish can buy years. If the coating has hidden cracks and settling, it is usually time to break out and re-pour, and we will show you what we found before you decide. Before we pour, we also check how your yard drains toward the street.

Glendale Questions
Should I resurface or replace my original Glendale pool deck?
If the concrete is sound and still meets the coping, a repair and new surface can work. If it has settled away from the pool edge or cracked in many places, replacement lasts longer.
Can a 1980s driveway be widened without replacing it?
Sometimes. If the existing slab is in good shape, we add a strip with a clean joint. If it is cracked and settled, replacing it all at the new width looks better and lasts longer.
Does Glendale require a permit for driveway work?
Work near or in the street often involves city review. We check the current requirement for your address before scheduling.
