Concrete on Former Farm Ground
Laveen was settled by farmers and dairymen in 1884, and for a century it was alfalfa, cotton and dairy country. Concrete contractors in Laveen now work on neighborhoods that replaced those fields. Construction on Arlington Estates began in 2000. Three years later the Cheatham family's big dairy closed, and most of its land went to builders. Census data on Point2Homes shows roughly six in ten Laveen homes date from the 2000s and another fifth from the 2010s.
Building on irrigated farmland
Fields that were irrigated for decades were graded into lots and streets. Where the original grading and compaction were good, slabs stay put. Where they were not, driveways and patios settle unevenly. When we replace or add concrete here, we dig to firm ground, compact in layers, and add base. We also slope new work so water from monsoon storms and yard irrigation runs away from the house.
Two-decade-old driveways
Most Laveen homes are about twenty years old. Common requests:
- Replacing a settled panel at the garage or sidewalk edge
- Widening a driveway for an extra car
- Cleaning up cracked, stained concrete before selling
About 96.5% of homes are detached single-family houses, so most projects involve a private driveway, a front walk and a backyard.
Heat and storms
Wikipedia notes Laveen lies entirely in the Sonoran Desert, with summer highs averaging over 105 degrees and topping 115 on the hottest days, and wet seasons in spring and during late-summer monsoons. Summer pours start early, and we cure slabs carefully. Drainage matters during monsoon season, when a lot of water arrives at once.
Freeway access
The Loop 202 South Mountain Freeway extension passes through most of Laveen near 59th Avenue and opened December 21, 2019. Laveen sits between South Mountain Park and the confluence of the Gila and Salt rivers. For a concrete job, the freeway mainly shortens the haul from ready-mix plants across the Valley.
The old dairy ground
The Cheatham dairy covered about 360 acres south of Baseline Road between 43rd and 51st Avenues before it closed in 2003, and most of that land was later built on. Ground that held a dairy, fields and irrigation ditches for decades can vary from one lot to the next once it is graded: an old ditch line may have been filled, or a pad built up with imported soil. When we excavate for a new driveway or patio, we probe for soft spots, remove anything spongy and compact in lifts before base rock goes down. If a slab next door has settled in a straight line, that can hint at an old filled ditch, and we check our side for the same thing.
Patios for evenings outside
With South Mountain close by, many owners want a patio sized for sitting outside in the evening. When we extend a patio toward a view wall, we keep the slope going away from the house and leave a gap for landscape drainage along the wall. Stamped borders or a colored band can frame the new area while keeping the main field a simple, durable finish. If a storm is in the forecast for pour day, we move the date rather than risk the surface.
