Concrete From the Boom Years
Concrete contractors in Surprise mostly work on houses from one decade: the city nearly quadrupled in the 2000s, from about 31,000 residents to more than 117,000. Point2Homes' census summary shows 53.4% of homes were built in the 2000s and 18% in the 1990s, with a median year of 2005 and 85.7% single-family detached. Thousands of driveways and patios went in during the same few years, and many are now reaching the age where small problems show.
What boom-era concrete often needs
Homes built quickly are not necessarily built poorly, but common patterns show up at this age: 1. Settlement near the garage, where backfill around the foundation was not fully compacted 2. Open cracks across driveway panels, often where joints were cut too far apart or too late 3. Edges crumbling beside rock landscaping with drip lines 4. Small patios that stop at the edge of the covered porch
The first three call for concrete repair or section replacement. The fourth is simply about wanting more outdoor space.
Sun City Grand
Del Webb started Sun City Grand in 1996 for buyers 45 and up and finished the last houses in 2005. It has four golf courses. Many residents park a golf cart alongside a car, and some want a separate cart pad or a wider driveway. Level walks, slip-resistant finishes and patios with no step down are frequent requests. We keep surfaces flush at doors and use a light broom or textured stamp for grip.
Where it started
The city's first square mile was laid out in 1938 by Flora Mae Statler as low-cost lots for farmworker families. Those older blocks have concrete with very different needs from the 2000s subdivisions, often full replacement of thin walks and driveways.
What we offer
Concrete patios and pool decks suit the many 2000s backyards that stop at the builder slab. Stamped concrete is popular for entries and patios. Concrete driveways get widened for a third car or golf cart. Concrete slabs go in for side-yard storage and AC units. Concrete repair handles settled and cracked sections.
Control joints, explained
On a driveway poured quickly, random cracking very often traces back to joints. Concrete shrinks as it dries and will crack somewhere; a control joint is a cut or tooled groove that tells it where. If joints are spaced too far apart, or cut too late after the pour, the slab cracks on its own between them. On our pours, joints are spaced to suit the slab thickness, cut to the right depth, and timed so the concrete is hard enough to saw cleanly but has not yet cracked. It is a small detail that changes how a driveway looks ten years out.
Desert landscaping and slab edges
Many Surprise yards use decorative rock with drip irrigation instead of lawn. Drip emitters placed right against a slab edge keep that soil damp year after year, and the edge slowly loses support. When we replace or extend concrete, we recommend moving emitters a short distance away and keeping rock grade slightly below the slab so water runs off, not under. It is an easy change that protects the new work. Rock that is raked away from the slab after the pour also keeps the edge visible, so you can spot any early cracking.

Surprise Questions
Can you add a golf cart pad beside my driveway in Sun City Grand?
Yes. We form a pad that ties into the driveway with a clean joint, and we prepare a plan for your association's review.
Why is my Surprise driveway cracking near the garage?

How large can a patio extension be?
That depends on your lot, setbacks and HOA rules. We measure and show you options during the visit.
