Adding Onto a Brand-New House

Most homes in this unincorporated corner of Maricopa County are young, and that shapes what concrete contractors in Waddell are asked to do. Point2Homes' census summary shows 36.5% of homes built in the 2000s, 21.2% in the 2010s and 16.4% in 2020 or later, with a median year of 2007. Nearly all, 97.4%, are single-family detached and 91.6% are owner-occupied. The typical call is from a new owner who wants more than the builder delivered.

The usual first projects

An RV or boat pad. Many lots have side-yard space behind a gate. A thick, reinforced pad keeps a heavy trailer from rutting gravel or sinking in soft spots.

A bigger back patio. The builder slab under the covered porch is a start. Extending it toward the yard gives room for a table and grill.

A pool deck. If a pool is planned, the deck goes in after the shell. We coordinate timing with the pool builder.

Driveway widening. A third parking space or a pad for a work truck beside the garage.

Soil on new lots

New construction disturbs the soil: trenches for utilities, backfill against the foundation, and graded pads. That loose ground settles over the first few years. Before we pour next to a new house, we check how firm the ground is and compact it or add base where needed. Skipping this step is the most common reason a new patio cracks in its first year.

A name on the map

The original town site went in at Waddell Road and Cotton Lane in 1935, laid out by Donald Waddell, and got a post office two years later. In 1992 the post office moved four miles south to Glendale Avenue. As neighboring cities spread toward it, the name now shows up mostly on a road and on the dam that holds Lake Pleasant. The area sits at about 1,200 feet.

County permits

Because Waddell is unincorporated, Maricopa County handles permits. The county's right-of-way rules require a permit before work in county right-of-way, which can include a driveway approach that meets a county road. If your subdivision has an HOA with design rules, we plan around those too.

Planning around the builder walk-through

If your home is still under warranty from the builder, check the warranty terms before cutting into or attaching to builder concrete. Some owners wait until after the one-year walk-through to add patios or widen driveways, so any builder issues are documented first. Others go ahead, keeping new work separate with an isolation joint. We can work either way. We also recommend photos of the existing slab and any cracks before work starts, so there is a clear record of what was there.

Desert soil after rain

After a monsoon storm, new lots can stay soft for days. We do not compact or pour on saturated ground. If a storm comes through before your scheduled pour, we may move the date a few days so the base dries out and can be compacted properly. A short delay is better than a slab that settles in its first year.

Waddell Questions

How thick should an RV pad be in Waddell?

Thicker and more reinforced than a patio. The right spec depends on the RV's weight and your soil, and we list it on the quote.

My home was just built. When can I add a patio?

Anytime, as long as the backfill is compacted first. We check the ground and prepare it before forming.

Do I need a county permit for a driveway extension?

If the work reaches into county right-of-way, yes. We check where your property line falls and what the county requires.
